Formulation of ideas, what the building will be like, formulation of preliminary data to understand the functions as; location and land area, surrounding conditions, regulations on location, cost/budget, architectural style, utility, etc. 

Based on the formulation of ideas, starts doing building design, arranging the layout, designing the building model, up to the details of the ornament and the installation plan.

During this phase of the architectural design process, we will take the information we’ve gathered from you and through our field surveys to create two to three design options for your consideration. We will generally present these options in the form of sketches, so you can visualize the different routes your project could take.

We will also attach a rough cost estimate to each option to aid you in selecting a design that meets both your aesthetic preferences and budget requirements. You will also have the opportunity to request any modifications you’d like us to make to your preferred design. Once you have selected a design option that best suits your needs, we will begin the process of refining the design during the 3D rendering design phase.

Visualization of architectural designs is essential for builders, developers, architects and designers to assess the accuracy and quality of a design before they begin building. Architectural renderings allow problems to be recognized early and improvements to be made efficiently. 3D architectural renderings take this visualization to the next level by creating an immersive image or animation that provides a realistic experience of a design before it is built. These 3D renderings are a valuable communication tool between designer, constructor and investor. 3D architectural rendering affords a leg up on the competition by allowing designs to shine through vivid and immersive images.

Once the architect and client are comfortable with the drawings produced from the conceptual development phase, they can move on to the construction documents, the Schematic design. The construction document phase produces drawings with much more detail which are used for the construction of your project. These drawings typically include the topographic map and the specifications for construction details and materials.  Once the files are completed, the architects send them to contractors for pricing or bidding as well as to the building department for required permit approvals.

Construction documents include a complete set of architectural drawings (site plan, floor plans, sections, details, etc.) that are combined with structural drawings (and possibly mechanical and electrical, usually make with Autocad.

MEP plans in construction are detailed blueprints that illustrate the layout and design of mechanical, electrical, and plumbing systems within a building. These plans are essential for ensuring that these systems function efficiently and safely, and they play a vital role in the overall architectural design. MEP stands for Mechanical, Electrical, and Plumbing, and MEP plans provide a comprehensive view of these systems' placement, connections, and operational details

Budget and Cost Plan is a planning process to calculate the amount of funds needed in carrying out development work which includes operational costs/wages of labor and specifications and material costs used during the development process. 

With detailed calculations, at the construction process, the possibility of remaining material is reduced. Purchasing materials can be arranged efficiently in time. In the end, the implementation of development / renovation was not backward from the schedule which resulted in swelling costs

The purpose of the calculation for:

1. Knowing the number/volume of labor requirements, materials and tools needed to complete activities;

2. In order to easily control the progress of the work ( any work that has been or has not been completed)

3. If your implementation is left to the contractor you can find out the true costs so that it can help in contract bargaining.

IMB is a permit granted by the Regional Government to regulate, supervise and control every activity of building, repairing, overhauling / demolishing the building so that the design of the development implementation is in accordance with the applicable spatial plan.
