1st Stage Design Process Management​​

​Conceptual Design Phase:   

The architect needs two main categories of information to create initial conceptual drawings for a villa: Client Requirements (The Brief) and Site Data.  +info  

This information forms the basis for the entire design philosophy and feasibility of the project.

  • Facilitating meetings and workshops to define the project brief and objectives.

  • Coordination and management of the conceptual design team.

  • Review and feedback on initial design concepts and presentations.

  • CAD and Rendering Phase:

    • Managing the development of CAD drawings and 3D renderings.

    • Ensuring design compliance with project requirements and regulations.

    • Facilitating design reviews and incorporating investor feedback.

Architectural Executive Plans: Overseeing the preparation of comprehensive architectural executive plans, including all necessary details and specifications for construction

​MEP (Mechanical, Electrical, and Plumbing) Engineering:

  • Coordinating the engagement of qualified MEP consultants.

  • Managing the development of MEP design documentation and specifications.

  • Reviewing MEP plans for compliance and integration with the overall design.

Structural Engineering:

  • Coordinating the engagement of qualified Structural engineers.

  • Managing the development of structural design documentation and calculations.

Interior Design:

  • Identifying all necessary government approvals and permits required for the construction project in Indonesia.
  • Managing the application and approval process, coordinating with relevant government agencies to ensure timely acquisition of all required documentation.

2nd Stage Contractor Tender Coordination

Tender Document Preparation:

  • BOQ: Coordinating with quantity surveyors to develop a detailed Bill of Quantities based on the approved construction documents, ensuring accuracy and completeness of the BOQ for effective cost control and contractor tendering.

  • Technical Clauses Book: Is a written technical Specifications document that defines the quality of the work: tell the contractor what that task is made of and how it must be built. (Materials Standards, Workmanship, Testing & Compliance, Legal Responsibilities)

  • Architectural Executive design: are the final plans, highly detailed set of blueprints used for actual construction. These are the "WorkingDrawings." (Plans, ConstructiveDetails, Schedules, Structural Integration)

Tender Document Distribution:

  • Managing the distribution of tender documents to 3 pre-qualified or identified contractors.

Tender Evaluation and Comparative Analysis:

  • Receiving and evaluating contractor bids based on predefined criteria (price, experience, technical capabilities, etc.).

  • Preparing a detailed comparative analysis report of the received bids.

Contractor Meetings and Negotiations:​​

  • Facilitating meetings with shortlisted contractors for clarifications and negotiations.

  • Closing the Gaps: Ensuring the "Technical Clauses" we talked about are explicitly referenced as part of the legal agreement.

  • Defining "Exclusions": What is NOT included in this price?

  • Payment Milestones: Negotiate when will be payments. 

  • Negotiating Prices: Comparison (Benchmarking), Value Engineering, Unit Price Fixing

  • Assisting in the finalization of the construction contract.

3rd Stage Construction Management
