Project Proposal & Vision

Thank you for the opportunity to present my vision for this project and discuss a potential partnership. My goal is to outline a design, construction, and management strategy that will deliver a high-quality, efficient, and cost-effective development. I am confident that my experience and network of contacts can add significant value to this venture.

Project Management & Design

As the Project Manager, I will provide comprehensive oversight from initial design through to final construction. My services will include:

  • Conceptual 3D Design: If you want, I will personally create the conceptual 3D designs for the project, providing a clear visual representation of the final product at no additional cost.

  • Aesthetic Direction: I propose using a design that blends modern construction systems with natural textures and materials, such as wood, bamboo, and rattan. This approach creates an elegant and natural indoor environment.

Innovative Construction & Materials

My strategy focuses on using modern, lightweight building materials to reduce construction time, lower costs, and enhance the building's quality and sustainability.

Foundation & Substructure

I recommend moving away from traditional, heavy concrete foundations. Instead, we can utilize a "hanging" building design supported by a steel substructure. This approach is ideal for sloped land and offers several advantages.

  • Foundation: A borepile or helical pier foundation provides a solid and efficient base for the steel substructure.

  • Subfloor: We can use MOG panels for the subfloor. These lightweight, eco-friendly panels are a superior alternative to traditional concrete, offering:

    • Strength & Durability: Comparable strength with less weight.

    • Efficiency: Faster and easier installation, which saves time and labor costs.

    • Sustainability: Made from recycled materials with an energy-efficient manufacturing process.

    • Performance: Excellent acoustic, fire-resistant, and pest-resistant properties, as well as a unique thermal mass and insulation combination for a more comfortable living environment

Walls

  • For the walls, I recommend using lightweight sandwich panels, SIP,  a material I have successfully used in previous projects. These panels feature an exterior layer of MOG and an interior core of EPS (Expanded Polystyrene) for superior insulation. This choice contributes to a more energy-efficient and comfortable living environment.

Roofing

I recommend using sandwich panels for the roof, a material as wall that I have already successfully used in previous projects. This material is highly efficient and offers superior insulation. For a natural interior feel, we can incorporate a rattan finish to the interior ceiling.

Construction Strategy proposal

My approach to construction is designed to maximize efficiency and quality while minimizing costs.

  • Direct Management: I can provide a Site Manager who allows me direct control over the construction process. This model bypasses the overhead of a traditional construction company, resulting in significant savings.

  • Subcontractor Network: I have a strong, established network of experienced local subcontractors in Lombok for key trades, including steel structure and MEP (Mechanical, Electrical, and Plumbing). This ensures high-quality work from trusted partners.

  • Retaining Walls: A key challenge on this sloped land is the construction of retaining walls. This is a critical and expensive component that requires an experienced team. I propose we conduct a thorough land cleaning and contouring survey to precisely map the project and understand the underground water flow before construction begins.

Financial and Logistical Considerations

  • Material Sourcing: I hold an import license and have successfully sourced high-quality, cost-effective materials from China on previous projects. This capability provides a distinct advantage in controlling material costs and timelines.

  • Solar Power from China: Importing materials also provides an opportunity to source independent solar systems for each villa, which can be a more cost-effective alternative to a potentially expensive PLN grid connection.

  • HABITAT Development: I have studied the HABITAT development as an example of a similar project. The high sales success, despite poor renders, likely indicates strong demand. This suggests that a high-quality, well-designed product can sell successfully, even with villas sold off-plan.
